ALMOST 600 new affordable homes will be provided across the Northwest of England under a seven-year deal between Castle Green Partnerships and Torus.
The partnership will see more than £142 million invested in building affordable homes across Cheshire at Daresbury, Crewe and Congleton and the popular Thornton area of Sefton in the Liverpool City Region.
There are 589 homes planned under the deal, including a mix of affordable rent and shared ownership properties.
They will be built across four sites – Flowers Lane, Crewe; Bridgewater View, Daresbury; Viking Way, Congleton and Orchard Place, Thornton – all due for completion by 2030.
Eoin O’Donnell, partnerships director for Castle Green Partnerships, part of Castle Green Homes, said: “We’re proud to have established strong links with Torus to deliver much-needed high quality affordable homes over the coming years. This will initially increase the options available to people in Daresbury and Crewe in Cheshire and Thornton in Liverpool with Congleton to follow next year. Our business is based upon developing close working relationships with our partners, using the synergies that collaboration brings to produce positive outcomes, resulting in delivery of great homes in attractive places to live. The partnership with Torus will benefit both businesses and the communities where we deliver new homes.”
Castle Green has offices in St Asaph and Preston Brook, with developments across North Wales, Cheshire, and the Liverpool City Region.
Partnering with Torus, the largest provider of affordable homes in the Northwest of England, supports Castle Green’s expansion from its North Wales heartland.
Torus Developments managing director, Chris Bowen, said: “This deal is exciting for a number of reasons – first of all, it represents our commitment to working closely with Castle Green Homes for a number of years, but secondly it highlights our dedication to investing, long term, in building great, affordable homes in areas that we don’t have a large presence in as a developer.
“Over the years, we have grown our development pipeline and I am thrilled to now be heading up a team capable of delivering large-scale schemes and building thousands of homes. This strategic partnership is one that will see us build nearly 600 homes in the coming years – all of which will be accessible through affordable tenures – and invest, at scale, in a way that allows us to effectively create multiple mixed-tenure communities that will actively change the housing offer across Cheshire and Sefton for the better.”
Castle Green is targeting delivering 30% of the homes it builds through the Partnerships model. Rather than tender to build affordable homes for housing associations, the company looks to identify land opportunities and take them through the planning process, following which they deliver affordable homes under land and build package deals with housing associations.
Eoin added: “We’ve demonstrated that our Partnerships model works, having already delivered two successful schemes for Adra in North Wales, with construction underway on two more developments. Between these four developments we’re delivering 269 affordable new homes in Meliden, Drury, Denbigh and Prestatyn.”
