Prestatyn ranks as the town in Denbighshire with the highest social housing need and Plas Newydd is helping to address that need by delivering 102 affordable homes.

102 affordable homes to EPC “A” rating
While the site lies outside the ‘settlement boundary’, which would usually prevent planning approval, Denbighshire County Council gave the Castle Green Partnerships scheme a planning consent under an ‘exception policy’, whereby sites which have not been allocated in the Local Development Plan may be granted a planning consent, if the development is to be 100% affordable and is a logical extension of the existing settlement.
Planning was approved in June 2022. Work started on site on June 2022. The development will be completed in February 2024.
At Plas Newydd Castle Green Partnerships is building a mix of two, three and four-bedroom homes, including nine bungalows. Adra will make 46 of the homes available for social rent, with the cost of renting linked to local incomes. The remaining 56 properties will be available at intermedia rent, which is normally 20% lower than the private rent tenants would pay a private landlord for a similar property in the area.
Adra director of development Daniel Parry said: “Prestatyn has the highest level of affordable housing need in Denbighshire with around 500 people waiting for this kind of housing in the area. Plas Newydd will go a long way in helping address that need, delivering over 100 new homes. In addition to lower rents than those charged by landlords in the private sector, tenants should also benefit from lower energy bills. Built to the latest building regulations, the homes expected to achieve the highest Energy Performance Certificate rating of A, with features including solar panels and water butts.”
Along with energy efficient new homes, Plas Newydd will also include 1.5 acres of public open space. Habitat enhancement includes planting of native species and a variety of ornamental species to attract pollinators at suitable locations. Bat and bird boxes are being incorporated into the houses to mitigate potential loss of habitat following tree removal.
